Homes that sit empty

Port Ludlow has an unusually high share of second homes, seasonal residents and properties owned by people who live somewhere else most of the year. An empty house in this climate is not a house that stays clean. It’s a house quietly accumulating problems.

Damp is the main one. Closed up through a peninsula winter, with no heating cycling and no windows opening, moisture settles into bathrooms, north-facing rooms and anywhere with poor air movement. Mildew takes hold on sealant, window reveals and the backs of wardrobes. Add dust, the occasional insect, and a refrigerator nobody emptied properly, and an eight-month absence can take a full day to put right.

Opening up and closing down

Two jobs I do a lot of here, and they bookend the season.

Opening up is the clean before you arrive — ideally a day or two ahead, so you walk into a house that smells right, with made beds and a working kitchen, rather than spending your first day of holiday cleaning. Dust removed, bathrooms reset, floors done, anything that grew over winter dealt with, windows aired.

Closing down is the more valuable of the two and the one people forget. Before a house is shut for months it wants the refrigerator emptied and propped, bins out, bathrooms dried and left dry, soft furnishings seen to and everything left in a state that won’t develop over winter. An hour of care in October saves a full day of remediation in May.

I can also look in periodically while you’re away — air the place, run the taps, check nothing has started. Several owners have me do this monthly through the off season.

Rental turnovers

The other half of my Port Ludlow work is short-term rental turnovers. Plenty of owners let their place out when they’re not using it, and the bay, the marina and the golf bring a steady summer season with tight checkout-to-check-in windows.

Flat rate per turn, linens handled, restocked to your list, and a photo report sent when I lock up — which matters more here than most places, because so many owners are managing the property from another city entirely.

Year-round residents too

Not everything here is seasonal, and I have regular fortnightly clients in Port Ludlow who live here full time. Often retired, often in homes larger than they strictly need now, and generally wanting the heavier work taken off them — floors, bathrooms, the things that involve bending — while they carry on with the rest happily enough.

Getting to you

Port Ludlow is about fifteen minutes from Port Hadlock, covering the village, the bay, the roads up above the marina and the newer developments. Like Port Townsend, I schedule it in blocks to make the drive sensible, so there are particular days with availability.
