What It Costs
Real prices, on the page, so you can work out what your house would cost before you ring anyone. Quotes are still free — but you shouldn’t have to make a phone call just to find out roughly what you’re in for.
Why I publish these
Most cleaners round here won’t tell you a price until you’ve had them out to the house. I understand why — every home is different and nobody wants to be held to a number they guessed over the phone. But it does leave you ringing round for estimates with no idea whether you’re asking for something reasonable.
So here is what I actually charge. Your quote may land a little either side of these once I’ve seen the place, but not by much, and I’ll tell you before I start rather than after I’ve finished.
No surprises, no “we’ll see how it goes”
Regular cleaning
Priced per visit. Homes cleaned more often cost less each time, because there’s less to do — a fortnight of dust is genuinely less work than a month of it.

Five bedrooms or more, or an unusual layout? Those get quoted after a look rather than scaled up from a chart — past about four bedrooms the layout matters more than the room count.
A real example
A two-bedroom, one-bathroom house in Port Hadlock, cleaned every two weeks, is $95 a visit. That’s both rooms of the house that matter most — kitchen and bathroom — done properly, floors throughout, dusting, beds made, bins out. Usually about two and a half hours. Supplies included, no travel charge, no contract.
Deep cleaning
Everything behind and underneath the everyday surfaces: inside the oven, behind the appliances, grout, skirting boards, door frames, light fittings, window tracks. It takes three to four times as long as a maintenance visit, which is why it costs what it does.
Most new clients start with one of these, then move onto a regular schedule at the prices above.

Condition matters more than size here. A home that hasn’t had a deep clean in several years takes longer than one that had a thorough go last spring, so I’ll confirm the figure after a look rather than hold you to a guess.
Move-in & move-out
An empty house, cleaned properly: inside every cupboard and drawer, inside and behind the appliances, window tracks, the lot. Priced per property.

Vacation rental turnover
Charged as a flat rate per turn rather than by the hour, so you know your cleaning cost per booking and can set your guest cleaning fee against it. Includes linen change, full reset, restocking to your list, staging, and a photo report sent when I lock up.

Same-day turns during the summer season and holiday weekends are priced separately — there’s less slack in the day. Book the season in early spring and I’ll hold your dates.
Post-construction cleaning
After a remodel, addition or new build. Priced per project and including the second visit a few days later that catches the dust which resettles — see how this one works, because it isn’t the same job as a deep clean.

What’s included, at no extra charge
Worth spelling out, because not all of it is standard and it’s the sort of thing you only find out after you’ve booked:
- All supplies and equipment — including the vacuum. You don’t need to provide anything. If you’d rather I used your own products, leave them out and I will.
- Interior windows, sills and tracks as part of a deep clean, and available as an add-on any other time.
- Inside cupboards and drawers on deep cleans and move-outs.
- Travel anywhere in the service area. No mileage, no call-out fee.
- The quote itself. Free, no obligation, no follow-up calls.
- Changing bed linen if it’s left out.
What makes a price go up
Honest about this, so nothing lands as a surprise:
- How long it’s been. The first clean of a home that’s been let go is the big one. After that it settles.
- Pets. Not a problem and not a judgement — hair simply takes longer, particularly on carpet and soft furnishings.
- Clutter on surfaces. I clean around belongings rather than moving and reorganising them. Clear worktops genuinely get a better clean in less time.
- Stairs and multiple floors. More carrying, more vacuuming.
- Building work. Fine dust gets everywhere and needs several passes.
No minimum home size
Cottages, condos, apartments, a one-bedroom over the garage — all fine. There’s no minimum square footage and no minimum charge beyond the price of the smallest visit.
It’s worth saying plainly, because small homes often get turned away or quoted as though they were large ones. A little place should cost a little.
Seasonal and second homes are welcome
If you’re here part of the year — common in Port Ludlow, Kala Point and Cape George — I’m glad to work around that. Opening-up cleans before you arrive, closing-down cleans before you leave, and a look-in while you’re away to air the place and check nothing has started.
Some cleaners won’t take seasonal clients because the schedule is awkward. I’d rather have the work half the year than not at all, and honestly the closing-down clean is one of the more satisfying jobs I do.
Gift certificates
Available for any amount or any service. A deep clean makes a genuinely good present for someone who has just had a baby, come out of hospital, or is simply run into the ground. Ring or email and I’ll sort one out.
Paying, and changing plans
- Payment on the day — cash, cheque or bank transfer. No card kept on file.
- No contract and no minimum term. Regular clients keep their slot because they want it.
- Need to move a visit? Just tell me as early as you reasonably can so I can fill the slot. A day or two is plenty. I’m not going to charge you for being ill.
- Going away? Skip as many visits as you need. Your slot is still yours when you’re back, and the next clean isn’t priced up as a penalty.
How these compare locally
For context, the average posted rate for house cleaning in Port Townsend is about $34 an hour, and the typical cost of a single clean in this area runs $179 to $224. My prices sit around the middle of that — not the cheapest, and I’d be wary of anyone who is.
What you get for it is the same person every visit, everything supplied, and a schedule that bends when your life does.
Common questions about price
What does a cleaner actually do in three hours?
In about three hours, a two or three-bedroom home in reasonable order gets: both bathrooms fully cleaned, the kitchen done including the outside of the appliances and the microwave inside, dusting throughout, mirrors and glass, beds made, every floor vacuumed and the hard floors mopped, and the bins emptied.
What it does not include at that length is inside the oven, behind the appliances, the grout or the skirting boards. Those belong to a deep clean.
Why is the first clean more expensive?
Because a regular visit is priced to maintain a standard, and I can’t maintain one that hasn’t been set. The first deep clean gets the house to a baseline; after that the fortnightly visits hold it there and stay short and predictable.
If a home has been kept well and just needs taking over, I’ll say so and we can skip straight to the regular rate. I’m not going to sell you a deep clean you don’t need.
Is it cheaper if I clean up first?
Not directly — the price is per visit, not per hour. But clearing surfaces and floors beforehand means I spend the time cleaning rather than working around things, and you get a noticeably better result for the same money. Ten minutes of putting things away is the best-value ten minutes in the whole arrangement.
What’s a reasonable cleaning fee to charge my guests?
Most hosts set their guest cleaning fee at or a little above what the turn costs them — so $85 for a studio or one-bed, $110 for a two-bed, $145 for a three-bed, using the rates above. Going much higher tends to show up in reviews; going lower means you’re subsidising it out of the nightly rate.
Do you do one-off cleans, or only regular ones?
Both. A one-off is priced at the deep clean rates above. There’s no obligation to sign up for anything ongoing, and no deposit required to book one.
What if my house is bigger than your table?
Ring me and I’ll come and look. Large homes are quoted individually rather than scaled up from a chart, because past about four bedrooms the layout matters more than the room count.
